HALF MOON LANE RESIDENCE
Residential architectural services, Interior Design and Construction Management Services transformed this house from a sow’s ear to a silk purse. Although located on a water view site in a top real estate market in Sands Point, Long Island, NY this house was so eccentric and poorly designed it was barely functional. CONCEPTS-ENTERPRISE transformed the architecture and vastly expanded the space and function of the house to match its location and serve the new owners and their large family. The view of the sound and the enthusiastic, patient client were the opportunities of the project.
The constraints were numerous and substantial. The first challenge was the design, layout and condition of the existing house. The angles of the floor planwere well intended but resulted in a confused interior design. The exterior was completely deteriorating from poor construction and water infiltration. Looking like a shack, the exterior design was totally inconsistent with water view Sands Pt. location and architecture of the neighborhood. which had to be overcome for this project. The second issue was that as terrible as the house was, tearing it down and building new would have required moving the new house further from the water, loosing the view, due to the new codes. The third major problem was that the house was located in a FEMA designated flood zone. The first floor was so high above the ground, in accordance with the flood zone requirements, that the number of stairs needed made a normal front entry almost impossible. So the main entrance was actually almost a back door entry, into the side wing of existing house from where the ground was higher
Rather than compromise the view, we decided to work work with the existing foundation to preserve its location. The entry problem was mitigated by a combination of logistical and design solutions. By raising the grade in front of the house the number of steps was reduced. Furthermore, the total steps required were split between exterior and interior to help create a main entrance with a center hall atrium. Off of this hexagonal shaped center hall, which could not work as an independent room in the previous layout, the flow into the wings of the house now made sense.
In addition to the new foyer we added a living room with high vaulted ceiling, kitchen with eat-in banquet section a library and renovated bedrooms. On the second level we added master bedroom suite. On ground level we added a indoor recreation area with a large hot tub connected to a new outdoor recreation area and pool. Exterior work included a 3-car garage and new septic system.
We completely transformed the design with both the additions and renovation of what remained with our residential architectural services. The resulting architecture matched its exceptional location.
